Why here

Why ants settle in so fast on Le Plateau

The building stock of Le Plateau-Mont-Royal works against you: century-old triplexes, wood framing, semi-buried basements and party walls shared from one apartment to the next. Add one of the highest residential densities in Montréal, the green alleys and the planted backyards, and an ant colony finds everything it is looking for a few metres from your kitchen.

Damp wood in century-old buildings

An overflowing gutter, a wooden outdoor staircase, a window frame that has taken on water: carpenter ants look for damp wood like this to excavate their galleries. In a century-old brick building, a leak or slow water infiltration often goes unnoticed from inside the apartment.

The party walls of a triplex

A colony living next door travels through party walls, plumbing chases and baseboards. Treating a single unit leaves the source untouched, and the ants are back within a few weeks. That is the reality of ant control in a Plateau apartment building.

Alleys, backyards and semi-buried basements

Stumps, woodpiles, compost bins and green alley planting beds shelter the parent nest, which is almost always outdoors. The semi-buried basement, cool and damp, then serves as the way in to the floors above.

The species we treat

The three ant species we treat in the borough

Three species account for nearly every call we get on Le Plateau, from spring through to the end of summer. Treatment changes completely from one to the next, so identification comes before any choice of product.

The largest of the three, and the only ones that threaten the structure: they do not eat wood; they excavate it to build their galleries. Fine sawdust under a baseboard (frass), a faint rustling inside a wall at night, winged ants swarming indoors in spring: those are the signs of an active infestation. Wiping out the colony means reaching the queen in the parent nest, which is almost always outside. The full details are on our carpenter ant extermination page.

Pavement ants are small, brown to black, and they nest under slabs, sidewalks and outdoor staircases. Little craters of sand between the pavers give them away, usually right against the foundation. They come inside for the sugar and the crumbs in cupboards and pantries, but they never touch the framing and cause no structural damage.

Pharaoh ants are tiny and yellowish, they move in single file along a pipe or a countertop joint, and they set up satellite colonies all through the same building. You find them mostly in warm, humid rooms, bathrooms included. This is the one species you must never hit with an aerosol insecticide: the colony splits and the problem doubles.

What is really going on

Why over-the-counter insecticide fails against ants

An aerosol kills the workers you can see, but the queen, the brood and the nest are left intact, so the colony rebuilds within a few weeks. Worse, repellent insecticides trigger budding, meaning the colony divides into several satellite colonies scattered through the building. Sticky traps and home remedies only take out a few individuals while the colony keeps growing.

Professional ant extermination combines three levers, never just one:

  • Non-repellent bait. Workers carry the product, registered by Health Canada, back to the nest and share it around, including with the queen.
  • Perimeter treatment. An exterior barrier along the foundation, the footing, the steps and the access points onto the alley.
  • Exclusion and sealing. We seal the cracks, the pipe penetrations and the thresholds ants use to move between neighbouring units.

That combination, rather than the amount of pesticide applied, is what separates a three-week lull from a colony that is genuinely gone.

Preventive measures

Keeping ants out after the treatment

The older buildings of Le Plateau need a little upkeep to stay sealed from one season to the next. Four preventive habits sharply reduce the risk of a repeat infestation.

  • Cut the moisture. Repair gutters, leaks and rotten wood on balconies and window frames.
  • Move the wood away. Keep firewood and lumber off the foundation wall and out of the backyard shed.
  • Seal up. Close the cracks in the footing, the pipe penetrations and the edges around basement windows.
  • Cut off the food. Airtight containers, crumb-free counters, and tightly closed bins and compost on the alley side.

Our article on how to get rid of carpenter ants goes through the most common reasons an infestation comes back.

Also worth watching

The other pests common in Plateau apartments

Ants are not the only pests taking advantage of old buildings and a dense neighbourhood. Bed bugs and cockroaches move from one unit to the next through the party walls, house mice come in through semi-buried basements at the first cold snap, and wasps and spiders settle into backyard sheds and balconies. FAQ

Frequently asked questions about ant extermination on Le Plateau

How much does ant extermination cost on Le Plateau-Mont-Royal?

A carpenter ant treatment generally runs between $300 and $800 depending on the number of nests, the access to the affected areas and the size of the building. Pavement ant infestations limited to an outdoor perimeter cost less. Our quotes are free, with a fixed price given before the work starts.

No, and it is a clear signal: outdoors, colonies slow right down over the winter. Ants active in January inside a Plateau apartment point to a nest indoors, often in a damp party wall or close to a hot water line. That calls for an inspection, and it should not wait until spring.

Activity drops within a few days, but fully eliminating the colony usually takes two to six weeks, the time it takes for the bait to reach the queen. Killing the visible workers too quickly actually sets the treatment back, since they are the ones carrying the product back to the nest.

It is strongly recommended when you share a party wall: a colony ignores property lines and travels through partitions and plumbing. We coordinate with the building owner when that is needed.

Yes. The products are registered by Health Canada and applied by a certified technician, and the baits are placed out of reach. You are given clear instructions based on the type of treatment carried out.

The carpenter ant is noticeably larger, often black, active in the evening, and it leaves fine sawdust under woodwork. The pavement ant is small, comes out of the joints in slabs and sidewalks, and leaves craters of sand rather than sawdust. Only the first one attacks the structure.
